I’m Back.. And So Is the Market

What a record-breaking quarter taught me about home, hustle, and why right now might be the most interesting moment Columbia's real estate market has seen in years.

Let me be honest with you. I've been away from this blog for a minute. Not away from the market, absolutely not. Not away from the hustle of showings and negotiations and that particular rush that comes when a client texts you a string of exclamation points because the offer got accepted. But away from sitting down, pouring myself a proper cup of coffee, and telling you what I actually know about the place we call home.

A personal milestone worth sharing.. This past quarter marked a record for me and team Nash. more clients helped, more transactions closed, and more families planted into homes they love than in any season of my career. Every single one of those transactions was a person, a family, a story. That's what this work is really about. And it's exactly why I'm back here talking to you. People are moving in Columbia, and they're moving with purpose.

Columbia isn't just growing..it's becoming. And the people who buy in now are the ones who get to say “they knew it first."

The Midlands has always had a quiet confidence. The kind of place that doesn't need to shout. We've got Fort Jackson, the University of South Carolina, state government, a healthcare corridor that keeps expanding, and areas like, North East Columbia, Blythewood, Forest Acres, Lexington, Irmo and so many more- they feel like best kept secrets no one is actually keeping secret anymore. If you haven't driven through the new development pockets in the midlands lately, go for a Sunday ride. The growth will genuinely surprise you.

WHAT THE MARKET IS TELLING US RIGHT NOW

Here's the thing about Columbia that I want you to hold onto: we are not the Charlottes or the Nashvilles of the world. We don't have their volatility or their prices (that’s good new!). What we have is stability with upside, and that is a combination that is genuinely hard to find in the country right now. Inventory is tighter than it sounds on paper, rates have settled into something buyers are learning to work with, and motivated sellers are pricing with intention. That means deals are being made. Good ones.
