Read Over Coffee
Your pour over of Columbia Real Estate News
If you’ve been wondering what’s really happening in the Columbia housing market, let’s chat about it like we’re catching up over coffee and today.
Lately, homes are taking a little longer to sell. Think more slow pour than espresso shot. On average, houses are sitting for about a month or more before going under contract. That’s a big shift from the blink-and-you-miss-it market we saw not too long ago.
But here’s the good news: prices are still steady, even ticking up slightly year-over-year, with the median hovering in the $270K range. That tells us the market is cooling from the frenzy, but it’s not crashing—it’s just settling into something more sustainable.
For buyers, this means you finally get some breathing room. You can tour a home, think about it overnight (or at least over a latte), and still have a chance at making a strong offer.
For sellers, it’s a reminder that patience and presentation matter. Homes are still moving, but pricing them right and making them shine is more important than ever.
And let’s not forget the bigger picture—Columbia continues to grow. The BullStreet District keeps bringing new life to downtown, and major road projects like the Carolina Crossroads upgrades are setting us up for even better connectivity. Couple that with a strong job market (thank you, USC, healthcare, government, and tech), and it’s easy to see why Columbia’s housing market has staying power.
So, bottom line? The market here is like your morning coffee order:
Not scalding hot anymore.
Definitely not cold.
More of a medium roast—steady, balanced, and still worth savoring.
